Without knowing exactly your location, our best guest is Douglas Fir. The most common wood flooring in Berkeley that still kept covered under the carpet is painted Douglas Fir. The chance for having it refinished beautifully is low and depends on specific home. Although the Douglas Fir is protected under the paint, over some hundred years, the moisture might seep though and stained your floor.
The answer is you will more likely to have quarter-sawn White Oak with random width in the living and dining area. Sometimes you might find Walnut pegs in various locations as decorations. If you have wood floor in the bedroom, it would more likely to be 5/16" by 2" White Oak Clear. These types of hardwood floor can be easily restored if there is no major water damaged area.
You would more likely to have 5/16" by 2" Red Oak hardwood flooring.
The answer is yes. During a refinishing process, we will clean off the yellow color and renew the color to the current state of the wood. If your hardwood floor in the home that dry or moisture content is low, your hardwood would turn out almost like newly installed hardwood flooring. If the moisture content is high, the color might turn a bit darker.
Typical time frame would depend on the scope of work. For regular size of home between 1000 to 2500 sq. ft., it takes about a week to get done with refinishing process. The finish coat would need 3 days to get completely cured. For about 80% of refinishing project, the time frame is 5 days (no traffic) plus 3 days(light traffic, and no area rugs).
Most homeowners move out during refinishing project. The reasons for that are noise, fumes, dust and furniture takes up living space.
Without direct hit of sun light constantly, the color would last some 10-20 years. The wear of typical finish coat would last 10 years or more with well care and light traffic.
If the scratches in the traffic area are minor, don't take off the finish coat and they are not dentational marking, then your floor can use buff and coat process which is apply one or two layer of new finish coats on. The process is faster and cost saving. The condition for this process to be doable is that you have not used any type of hardwood floor cleaner that contain wax.
If the refinishing is recent, we are able to match up color closely. If the refinishing was long time ago, the color might look close but the sheen of top finish coat might not match up exactly.
Installing hardwood floor is the big investment. The advantage of hardwood floor is a warm and elegant appearance, good insulator, easy to clean and keep up, and it definitely adds value to your home.
